If you own or manage a property you don't occupy, you can still request gutter cleaning yourself. You don't need to be on site for the visit, but we do need to know who is authorizing the work, how the provider will get access, and where to send confirmation and a receipt.

Who can request cleaning on a property they don't occupy?

The person who requests the visit needs to be the owner, or someone the owner has authorized to approve work and payment, such as a property manager. When you request, you confirm you're authorized to approve the visit at that address. We don't need a copy of a lease or management agreement to take the request, but keep your own authorization on file in case a tenant asks who arranged the visit.

How do we coordinate access with a tenant who will be home?

Tell us at request time whether a tenant will be present, and give us the best contact for the day of the visit: your own number, the tenant's, or both. Note any access instructions the tenant needs to know, such as gate codes, dogs on the property, or areas to avoid. We confirm the visit window with whoever you designate as the on-site contact so nobody is caught off guard.

Can I get a receipt or invoice for my records?

Yes. Once your visit is confirmed and paid, you get a receipt with the service address, date, and what was done. That's useful for your own property records or for passing along to a co-owner. We don't provide tax guidance on what you can deduct or how to categorize the expense; check with your accountant for that.

Can I set this up as a recurring request?

Not as an automatic subscription today. What if the tenant reports a problem during the visit, not me?

Whoever requested and is paying for the visit is our point of contact for that job. If a tenant notices an issue, they should reach you or your management line, and you can pass details to us. We don't take instructions from someone who isn't the authorized requester on a job.

What we do not do

We clean gutters and downspouts at the address you request. We don't handle lease administration, tenant communication beyond coordinating the specific visit, or repairs and guard installation. If the visit reveals a gutter that's damaged or pulling away from the house, we'll tell you rather than clean around it.

FAQ

Do I need the tenant's permission, or just the owner's? The owner (or an authorized manager) approves the request. The tenant just needs to know when to expect the visit if they'll be home.

What if nobody will be home? That's fine as long as the provider can access the gutters, for example through a side yard or driveway. Tell us about gates, dogs, or anything that blocks access.

Can the receipt go to a different email than the one on the account? Yes, tell us where to send it when you request.

Can I request this for more than one rental property at once? Submit one request per address so each property gets its own price and confirmation.
